General Terms and Conditions for Tenancy
Violation of the house rules may result in immediate eviction and charges for rectification.
Move-in
The rental unit will be cleaned prior to arrival and must be returned clean and tidy.
Keys will be handed over after payment of deposit and rent.
House rules will be available in the rental unit.
During the Stay
Consumption of Electricity, Water, and Heating
Please limit your consumption of electricity, water, and heating.
Air out the unit once daily and turn off heating while ventilating.
The landlord reserves the right to adjust the rent in case of abnormal consumption (electricity, water, or heating). Any excess usage will be charged separately for the relevant period.
Conduct and Noise
Show respect and consideration toward other residents and neighbors.
Quiet hours apply after 9:00 PM in common areas. Any exceptions must be approved in advance by management.
When using kitchens or laundry facilities, be considerate of other tenants and avoid unnecessary blocking.
Alcohol and Substances
Alcohol consumption must be conducted with respect for other residents.
Inappropriate behavior due to alcohol is not accepted and may result in immediate eviction.
Use or possession of illegal drugs (including hash/joints) will result in immediate eviction without notice.
Any violation may result in fees and charges for restoring the rental unit.
Smoking
Smoking is strictly prohibited inside the rental unit.
No cigarette butts are allowed on the premises.
Violations will result in fees and charges for restoration.
Parking
Parking is allowed only in designated areas.
Drive slowly and responsibly and only on marked roadways within the property.
Cleanliness During the Rental Period
Tenants are responsible for keeping their unit and any used outdoor areas clean and tidy throughout the stay.
If cleaning standards are deemed insufficient, we reserve the right to contact the tenant’s company with photo documentation. If the issue is not resolved, cleaning costs will be charged.
Cleaning services can be purchased separately – please ask for a quote.
Inspection
We reserve the right to conduct unannounced inspections to ensure proper standards, including cleanliness, tidiness, outdoor areas, and waste sorting.
Waste must comply with applicable regulations. Any complaints, notices, or fines resulting from non-compliance will be charged to the tenant.
Linen Package
The rental unit may be prepared with bed linen and towels upon arrival. In such cases, a fee of DKK 200 per person applies.
Linen and personal clothing may be washed using the on-site laundry facilities (washing machines and dryers).
Additional linen packages can be ordered during the stay.
Move-out
Termination
Termination and move-out must occur before the next billing period.
The agreed rental price for the entire booking period must be paid.
As pricing is calculated based on the total number of booked days, no refunds are given for early departure.
Move-out Requirements
Cleaning and tidying are required throughout the rental period and upon departure.
The unit must be returned clean and orderly, and all keys must be returned intact.
Tenants must clean shared areas, laundry rooms (washing machines and dryers), kitchens (oven, microwave, refrigerator, freezer, dishwasher, etc.), and bathrooms (toilet, shower, sink, etc.).
Deposit
Indbetaling af indskud har til formål at dække udgifter til en slutrengøring i boligerne.
Ved udbedring af skader i lejemålet forbeholder vi os ret til at opkræve et gebyr herfor til dækning af skaden.
Misuse, Neglect, or Lack of Cleaning
If the rental unit or keys are not returned properly, costs for repairs or rectification will be invoiced.
Any misuse or damage to furnishings, fixtures, or installations will result in charges for restoration upon departure.
